1. Acceptance of Terms
These Terms constitute a legally binding agreement between you and us. We reserve the right to update or modify these Terms at any time without prior notice. Your continued use of the Website after any such changes constitutes your acceptance of the new Terms.
2. Services Provided
The Website is a real estate portal that provides an online platform for users to:
- Browse property listings for sale, rent or business sale in India.
- Connect with agents, brokers, or property owners (collectively, “Agents”).
- Submit property inquiries to Agents as per the terms of the commission percentage to us.
- Submit their own properties for listing (subject to approval and separate agreement, if any).
We are real estate agents. We own, sell, lease, or manage the properties listed on our website.
We will not allow others to publish any properties that we have already published or are currently holding.
Commission / Brokerage.
1. Sale Commission (Applicable to Seller)
- The Seller is mandatorily required to pay us a commission equivalent to 3% of the final selling price of the property upon successful completion of the sale transaction.
- This commission is payable before the date of execution of the Sale Deed/Agreement.
- The buyer of any property published by us will be liable to pay a brokerage fee to us.
Rental Commission (Applicable to Lessor/Landlord)
- The Lessor/Landlord is mandatorily required to pay us commission equivalent to one (1) month’s rent as specified in the signed Rent/Lease Agreement between the Lessor and the Lessee.
- This commission is payable before signing the Rent/Lease Agreement.
The above payment is not refundable.
3. User Obligations and Registration
You agree not to use the Website to:
- Violate any applicable local, state, national, or international law, including Indian real estate or data privacy laws.
- Post or transmit any content that is false, misleading, defamatory, or harmful.
- Engage in spamming, phishing, or other unsolicited promotional activities.
- Interfere with or disrupt the integrity or performance of the Website or the data contained therein.
4. Property Listings and Information
4.1. Accuracy of Listings
Property listings and related data (including prices, descriptions, images, and maps) are provided by third-party Agents or owners.
- We do not verify the accuracy or completeness of any listing information.
- The inclusion of any listing does not imply endorsement by Us.
- Users are strongly advised to conduct their own due diligence, verification, and inspection of any property before making any commitment.
4.2. Third-Party Agents
When you contact an Agent through the Website, you are dealing directly with that Agent. Any agreement, negotiation, or transaction is solely between you and the Agent. We are not a party to, nor responsible for, any such transactions, including the payment of commissions or fees.
5. Intellectual Property
5.1. Our Content
All content on the Website, including text, graphics, logos, images, software, and the compilation of such content (excluding User Content), is Our property or the property of Our licensors and is protected by Indian and international copyright laws.
5.2. User Content
If you submit photos, descriptions, or any other content (“User Content”) to the Website (e.g., for a listing), you grant Us a worldwide, royalty-free, perpetual, irrevocable, non-exclusive license to use, reproduce, modify, adapt, publish, translate, and distribute such User Content.
6. Disclaimers and Limitation of Liability

THE WEBSITE AND ALL CONTENT AND SERVICES ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS, WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. WE SPECIFICALLY DISCLAIM ALL IMPLIED WARRANTIES, INCLUDING BUT NOT LIMITED TO, IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

You agree to indemnify, defend, and hold harmless to the East View Property and its affiliates, officers, directors, employees, and agents from and against any and all claims, liabilities, damages, losses, costs, and expenses, including reasonable attorney’s fees, arising out of or in any way connected with (i) your access to or use of the Website, (ii) your violation of these Terms, or (iii) your interaction with any Agent or property listing found through the Website.
8. Governing Law and Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of India, specifically the jurisdiction of Chengannur, Allappuzha District in Kerala. You agree to submit to the exclusive jurisdiction of the courts located within the Chengannur court jurisdiction to resolve any legal matter arising from these Terms.
